I was reading on the HUD website at www.hud.govand found some really good material for buyers.  It is so important before buyers start looking for property that they know what they can afford.  This makes life so much easier for buyers, sellers, Realtors and lenders.  I always suggest that buyers get pre-qualified before they start looking.  I found on HUD’s website a page that helps buyers determine what they can afford.  Go to http://www.ginniemae.gov/2_prequal/intro_questions.asp?Section=YPTH and fill in the blanks and see what this form says you can afford.  It is not the same as pre-qualification but it is a place to start.

Now that the bailout has passed, I hope that we will start moving towards the point when pre-approval letters from lenders meant something.  This has been a tough year trying to get transactions closed in spite of pre-qualifying customers/clients and obtaining a pre-qualification letter.  It has been as though the loan originators and the underwriters were working from two different guideline books.  With the bail out let’s hope that everyone will get on the same page and make responsilbe but fair lending decisions.
